General Restoration

How long does restoration take?

Timelines vary based on the type of loss, how far damage spread, material types, and access. It’s normal to map the job in phases and adjust as findings change. Industry guidance notes it’s hard to predict the complete duration upfront, so we’ll give you target windows and update them as work progresses.

Can I start cleanup myself?

We don’t recommend DIY cleaning after fire or smoke. Correct pretesting, chemistry, dilution, and tools matter, a lot, and the wrong approach can set stains or push residue deeper. Trained technicians using professional systems give you the best shot at full recovery.

Is my home safe to stay in?

That depends on structural concerns, utilities, air quality, odors, and equipment noise. Many families choose to stay; some relocate briefly. Consider mail, deliveries, and utility pauses if you step out for more than a day. We’ll walk you through the pros and cons.

What should I keep with me?

Hold onto essentials: cash, medications, important documents, jewelry, heirlooms or collections, pets, and anything flammable. These items should remain in your possession during the project.

How do I track items that can’t be saved?

Make a simple list of non-restorable items (including food). Keep a copy and share one with your insurer; we’ll help document with photos.

Water Damage

How long does drying take?

Depending on materials, source, and weather, structural drying commonly runs about three to five days or more with professional monitoring. Touch alone can fool you. Meters confirm when assemblies are truly dry.

Should I turn up the heat or open windows?

Not necessarily. We set conditions for efficient drying; changing the thermostat or opening windows at the wrong time can slow the process. Follow the site plan your tech sets.

Why all the fans and dehumidifiers?

Air movers push moisture out of materials; dehumidifiers pull that moisture from the air so it doesn’t reabsorb. Please leave equipment on unless we advise otherwise.

What about odors during drying?

Temporary odors are common as humidity drops and materials off-gas; they typically fade as drying completes. We can add deodorizers as needed.

Can you save carpets, wood floors, and rugs?

It depends on exposure and construction. Carpets can be lost to delamination, permanent stains, or sewage; hardwood can often be dried with specialty setups, though it may take longer; area rugs are usually handled offsite for careful drying and cleaning.

Fire & Smoke

Is it okay to run my HVAC?

Don’t run heating or cooling until an HVAC pro or your restoration lead clears it. Smoke-laden ducts can redistribute soot and odors.

How are smoke and odors removed?

We match methods to residues (dry soot, wet smoke, protein residues), clean surfaces in the right sequence, and neutralize odors at the source using proven technique without using masking sprays.

Will you move belongings out?

If conditions warrant, we’ll pack out contents to a secure facility for cleaning and storage, then return them room-by-room after repairs. Access is available by appointment while items are stored.

Mold

Do I really need a professional?
When elevated mold is present, professional containment and removal help prevent cross-contamination to clean areas. Prevention focuses on moisture control and ventilation; leaks should be repaired quickly. Public health guidance emphasizes removing mold when found, regardless of “type.”

Reconstruction & Insurance

What does “pre-loss condition” mean?

Repairs aim to return your home to its condition before the event with materials of similar type and quality. Optional upgrades or unrelated renovations are considered non-insured work and require separate approval.

Do I need permits or code upgrades?

Where required, we’ll pull permits and coordinate inspections. If code changes apply, your adjuster can advise how your policy treats upgrades.

Who pays—and when?

As the property owner, you authorize work and are responsible for payment. On covered claims, you typically pay your deductible and the insurer is billed for the balance per policy terms. For non-insured work, we set a payment plan before starting.
